At Homeview Estates, we have been valuing property for over 35 years in the NW6 area. Because of this experience we have a large database of properties and have gained a thorough local knowledge which has become coveted by many other local estate agents.
Our valuations are carried out free of charge and without obligation. Our experienced members of staff ensure that the valuations are detailed and are followed by genuine and constructive feedback.
The valuations are on a no sale no fee basis and we offer competitive commission rates in the market.
Energy Performance Certificates
An Energy Performance Certificate is required by law when any property in the United Kingdom is constructed, sold or let.
Valid for ten years, it provides the prospective buyer information on the energy performance of the property and what can be done to improve it. This includes how well the property is insulated, the energy costs and what bills should be expected by the potential buyer or tenant.
The Energy Performance Certificate has to be ordered before the property is marketed and we offer a thorough assessment of the property using a credited assessor. The cost is dependent on various aspects, most notably the size of the property.
Taking approximately between 45 minutes and an hour to prepare, our reports are issued within 24 hours and are an integral part of the Homeview Estates service.
Stamp Duty
Stamp Duty is a government tax paid by the buyer’s solicitor on completion of the purchase on any property in the United Kingdom. It becomes due when a residential property changes hands. Currently, there is a stamp duty holiday in the United Kingdom, but the current rates are shown in the attachment.
